Westcoast Windows supplies high performance Swedish composite windows for commercial development of office conversions into residential properties
Westcoast Windows design and manufacture high performance, energy efficient true bonded composite windows in their factory on the West coast of Sweden. The Westcoast Windows UK head office provides a full consultation, planning and specification service to commercial developers throughout the UK, ranging from smaller residential housing to educational developments for schools and universities and large scale luxury apartment complexes.
Westcoast Windows have recently supplied their composite windows to commercial developers converting office space into residential housing.
Changes to permitted development rights for office conversions into residential use were originally brought in as a temporary trial by the government in 2013 as a way to utilise redundant commercial office space and go part of the way to resolve Britain’s housing shortage. This change has now become a permanent amendment, and as a result we have seen the rise in commercial office space being converted into residential apartments and flats.
Since 2015, a total of 30,575 housing units in England have been converted from offices into flats without having to go through the planning system – approximately 8 per cent of new homes nationally.
Westcoast Windows composite windows are ideal for this type of development, available in double or triple-glazing, with acoustic attenuation for high traffic areas, an aluminium exterior finish and with an option of self-cleaning glass, make them the ideal low maintenance, energy saving glazing solution. The composite windows have a true unique bonded aluminium and timber composite construction, designed and manufactured with the highest quality materials to withstand all weather conditions for a superior lifespan and minimum maintenance. The aluminium exterior is powder-coated in a wide range of standard RAL colours or bespoke to your design. The internal warm wood can be finished in a clear lacquer or stained or painted to suit the interior design.
Westcoast Windows are available in a wide range of products, including the popular TSG180 Top Hung Reversible window, often chosen for its versatility for multi-storey buildings where cleaning or reglazing can be carried out internally. Our composite sliding doors or terrace doors are ideal for apartment balconies or Juliette balconies, and our fixed light windows can be sized and shaped to fit any bespoke opening.
We have recently designed and supplied the windows for two prestigious projects demonstrating the benefits of using Swedish composite windows for office conversions into residential properties:
Absolute House, Frimley, Surrey
Westcoast Windows were pleased to work with Cosmur Construction and Orbit Architects to specify around 600m2 of windows in our double-glazed Classic Series for this conversion of an office building to a residential development. The disused office building is being converted into 91 residential apartments with an estimated value of £8.1m. The project is being fitted with a range of Westcoast Windows’ products including TSG180 top hung reversible windows, FDGD open out and SHIDD open in pairs of balcony doors, with acoustic attenuation enhanced in some locations to reduce external noise by up to 46dB(Rw) and PAS 24:2016 for enhanced security performance on the ground floor.

300 Kings Road, Reading, Berkshire
Formally known as Aspen House, the office building is now being converted into a mix of 78 contemporary, high spec studio and 1 & 2 bedroom apartments in the thriving centre of Reading. Westcoast Windows worked with developers Brymor Construction and architect Kenn Scadden Associates to specify 510m2 of double-glazed Classic Series composite windows, including the ever popular TSG180 fully reversible window.
